AIM Properties, established in 1990 is a professional property management company in southern California. As a company dedicated to streamlining processes and enhancing the work environment, AIM Properties knew their current maintenance process wasn’t cutting it and decided to look for a solution to provide their vendors and residents a more positive experience.

Prior to implementing Property Meld, AIM Properties found that the maintenance solution in their Property Management Software (PMS) was not suitable for vendors to effectively schedule work orders with the residents.
“We could assign it to vendors and they could look at it, but they had a really hard time accessing the information. There was no scheduling aspect, it just gave them a location,” said Zury Jamarillo Director of Operations.
In addition to scheduling issues, AIM Properties noticed communication was falling apart as no one knew the proper channels to communicate and an excessive number of people were involved in the work order coordination.
“We were middle manning the scheduling between the resident and the vendor. We had to go out of our way to provide the contact information to vendors, it was so much communication, too many people trying to communicate with each other,” said Jamarillo.
Enter Property Meld
After discovering Property Meld, the team at AIM Properties started seeing success very quickly. The biggest immediate change they noticed was a significant decrease in phone calls to the office. In addition, they loved the overall visibility Property Meld provided.
“There is more visual aid to see how many work orders are coming in and getting completed really quickly,” said Jamarillo.
Additionally, the team noticed a decrease in negative reviews related to maintenance left by residents.
“Property Meld adds a layer where the resident can let us know what we are doing well which is really good. If someone has a place to vent their frustrations, Property Meld offers that layer before they go to Yelp to leave a negative review,” Jamarillo said.
Oftentimes, property management companies can be hesitant to add new software to their tech stack, because they don’t want to deal with a long, complicated onboarding process. However, AIM Properties was pleasantly surprised with how quickly they got up and running in Property Meld.
“The onboarding process was really fun. It was faster than I thought. We were able to do it in digestible chunks, it was very detailed. The team we had was fun and they kept track of everything. It is nice to have a successful manager to foster that ongoing relationship,” said Jamarillo.
After implementing Property Meld the team at AIM Properties was shocked at how easily their residents adopted a new platform.
“As soon as I sent out the email on how to sign up, people just logged in and started submitting their requests. There were some people who struggled a little bit, but they are just one offs and I just sent them some additional training from Property Meld,” Jamarillo mentioned.
